{"id":31052,"date":"2025-06-15T11:25:39","date_gmt":"2025-06-15T11:25:39","guid":{"rendered":"https:\/\/news.godj.com\/news\/average-australian-home-passes-a1m-amid-housing-crisis\/"},"modified":"2025-06-15T11:25:39","modified_gmt":"2025-06-15T11:25:39","slug":"average-australian-home-passes-a1m-amid-housing-crisis","status":"publish","type":"post","link":"https:\/\/news.godj.com\/news\/average-australian-home-passes-a1m-amid-housing-crisis\/","title":{"rendered":"Average Australian home passes A$1m amid housing crisis"},"content":{"rendered":"<p> <br \/>\n<\/p>\n<div data-component=\"text-block\">\n<p class=\"sc-9a00e533-0 hxuGS\">The average price of an Australian home has surpassed A$1m ($652,000; \u00a3483,000) for the first time, as the nation grapples with a housing affordability crisis.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Figures released by the Australian Bureau of Statistics (ABS) this week estimate the average home was worth A$1,002,500 in the March quarter, up 0.7% from the previous quarter.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">The nation is home to some of the least affordable cities on Earth, where buying or renting a place is increasingly out of reach for many Australians.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Experts say the crisis is being driven by a lack of homes, a growing population, tax incentives for property investors, and inadequate investment in social housing.<\/p>\n<\/div>\n<div data-component=\"text-block\">\n<p class=\"sc-9a00e533-0 hxuGS\">The country&#8217;s most populous state, New South Wales (NSW), continues to have the priciest homes on average, at A$1.2m, followed by Queensland at A$945,000, according to the ABS.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">The agency&#8217;s Mish Tan said the states of Western Australia, South Australia and Queensland were the &#8220;main drivers of the rise&#8221;.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">While the average price of homes climbed in all states and territories in the March quarter, the annual growth rate is slowing, she added.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">The figures take in Australia&#8217;s 11.3 million dwellings &#8211; including the full gamut of property types, from freestanding homes, to terrace houses and apartments.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Michael Fotheringham, head of the Australian Housing and Urban Research Institute, is not surprised to see the $1m benchmark crossed.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Though a &#8220;daunting&#8221; and &#8220;compelling&#8221; statistic, he says it is the result of a years-long national trend of home prices outpacing wages and leaving the housing system &#8220;very strained&#8221;.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">&#8220;This isn&#8217;t just an affordability problem for lower income households &#8211; this is very much a problem for medium-income households as well,&#8221; he said. <\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">&#8220;Globally we&#8217;re seeing the term housing crisis being used in many developed countries,&#8221; he added, &#8220;[but] our housing prices have risen sharply so it&#8217;s one of the less affordable countries overall.&#8221;<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Rental availability has also been a problem in recent years, and there isn&#8217;t enough social housing to meet demand either.<\/p>\n<\/div>\n<div data-component=\"text-block\">\n<p class=\"sc-9a00e533-0 hxuGS\"><a target=\"_self\" href=\"https:\/\/www.bbc.com\/news\/articles\/c2kv7133p97o\" class=\"sc-f9178328-0 bGFWdi\">The average price of a home in Britain is about half that of Australia<\/a> (A$560,000; \u00a3270,000), while homes in Canada will, on average, set you back about A$763,000 (C$680,000), according to the Canadian Real Estate Association.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Canada is facing similar challenges to Australia, Dr Fotheringham said, but the UK is markedly different as it has more council estates and social housing in the mix.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">However, the UK and Australia do share what he called &#8220;ambitious housing targets&#8221; with Australia hoping to build 1.2 million homes and the UK 1.5 million homes within the next five years.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Australia&#8217;s Prime Minister Anthony Albanese &#8211; who won a second term last month at an election where housing was a top issue &#8211; on Tuesday said his government was looking to further reduce red tape for developers.
